Lease & Rental FAQs

Fees, commissions, reserve prices, tenant selection, and everything about renting your farmland through ExtrAcre.

πŸ’°Fees & Commission

ExtrAcre charges a 4% commission on total rent over the full lease term.

Example: $10,000/year × 3-year lease = $30,000 total rent × 4% = $1,200 total commission, paid incrementally as rent is received.

Everything from start to finish: professional auction listing, advertising across multiple platforms (websites, social media, newspapers), managing the bidding process, closing the auction, drafting the lease, and executing the signed contract with the tenant.

You pay commission as you receive rent. For each rent payment from your tenant, you have one month to remit 4% to ExtrAcre. No upfront payment is required.

No fee whatsoever. Commission is only owed when a lease is signed. If the auction fails or no lease is executed, you owe nothing.

ExtrAcre typically achieves 10–30% higher rental rates than private informal arrangements. If the auction result is less than a 10% improvement on your current rental rate, no commission is charged.

βš–οΈControl & Tenant Rights

No. Every auction is set with a confidential reserve price. If the highest bid does not meet it, you are not obligated to rent and owe no fee.

No. You always retain final approval over who farms your land. Every auction includes this standard term: "Winning bidder will not necessarily be selected as the tenant — subject to landowner's review & approval of the winning Bidder's Renter Profile."

Yes. Even if the reserve is not reached, you can choose to negotiate with any bidder through ExtrAcre on terms you're comfortable with.

All registered bidders are identity-verified through credit card authentication. ExtrAcre also maintains a large Farmer Profile database across Saskatchewan. After each auction, we collect and review Renter Profiles for the top two bidders before presenting them to you.

πŸ“‹Listing & After the Lease

ExtrAcre rental auctions typically run for 5 to 7 days, with a soft-close extension of 5 minutes per bid near closing until all bidding naturally ceases.

After closing, ExtrAcre collects Renter Profiles of the top two bidders and presents them to you for review. You make the final selection — typically within a few business days.

You can negotiate with any bidder, relist the land, or take it off the market. No fee is owed if no lease is signed.

No. Rent is paid directly from your tenant to you per the lease terms. ExtrAcre does not handle rent collection.

ExtrAcre offers optional farmland management services including: managing all tenant correspondence, enforcing sustainable land management practices, and monitoring lease compliance throughout the term. Ideal for landowners living remotely from their land. Contact Robin at (306) 690-6786 to discuss.

Based on SAMA assessment, soil class, cultivated acres, location, comparable recent sales, and — critically — rental income potential. ExtrAcre's free rental appraisal gives you the income baseline that sophisticated buyers use to calculate their return on investment.

Yes. Tenanted land can absolutely be sold. Many investors prefer land with a lease already generating rental income. The existing lease terms transfer to the new owner.

🏦Buying Farmland

Browse current listings at auction.extracre.com, or sign up for alerts when new land matching your target area becomes available.

Yes — a powerful strategy.

How it works: Make your purchase conditional on securing a tenant. ExtrAcre runs a rental auction; if the winning bid meets your required return, you complete the purchase with a lease already in place. If not, you are not obligated to proceed.

This lets you acquire Saskatchewan farmland with guaranteed rental income secured before closing.

Saskatchewan farmland combines steady rental income with long-term capital appreciation driven by global food demand, limited prime agricultural land supply, and Saskatchewan's position as a major grain and oilseed exporter.

Farm & Ranch: All of Saskatchewan. Commercial: Regina, Moose Jaw, Weyburn, Yorkton, Swift Current. Residential: Regina and Moose Jaw and surrounding communities.

General Questions

Background on ExtrAcre, why the auction beats private rental, and how to get started.

ExtrAcre was founded to solve a major problem: inefficiency and lack of transparency in Saskatchewan's farmland rental market, which caused landowners to lose millions per year in rental income while qualified local farmers had no equal access to land.

ExtrAcre created Canada's first Online Farmland Rental Auction Platform, quickly recognized as the provincial authority for establishing area rental rates. Today ExtrAcre provides comprehensive lease, rental, buy, and sell services with the mission to make owning and renting Canada's farmland simple, transparent, and sustainable — for generations to come.

Private informal arrangements typically drift well below real market value over time, with no objective benchmark. ExtrAcre's transparent auction consistently delivers 10–30% higher returns than private arrangements — while also providing a vetted, qualified tenant rather than simply a familiar one.

Absolutely. The entire ExtrAcre process — appraisal, listing, auction, lease signing, and optional ongoing management — can be handled fully remotely. You never need to visit the land. Contact Robin at (306) 690-6786 to get started from anywhere.

ExtrAcre's primary operations and farmer database are focused on Saskatchewan. The platform also accepts listings in Alberta and Manitoba.

The easiest first step is a Free Rental Appraisal — submit your land's legal description and RM number and we'll send you a detailed rental value assessment at no cost and with no obligation.
