🚀 Getting Started
  1. 1Register at auction.extracre.com. A credit card is required for identity verification only — no charge at registration.
  2. 2Verify your email by clicking the link sent to your inbox.
  3. 3Browse active auctions and find land you want to farm.
  4. 4Place your bid per acre (cropland/hay) or per quarter (pasture).
  5. 5Await selection. If you are the highest bidder, ExtrAcre contacts you within 24 hours to collect your Renter Profile for the landowner's review.
  6. 6Sign the lease once approved by the landowner.
Note: Winning the auction does not automatically make you the tenant. All auctions are subject to landowner review and approval of the winning Bidder's Renter Profile.

Yes — completely free. No fees to register, browse, or bid. You are only charged if you win and default (e.g., refuse to sign the lease).

No formal certification is required. However, landowners review your Renter Profile before confirming tenancy. Experienced, reputable local farmers with strong references generally have an advantage in the selection process.

Yes. Each listing includes: legal descriptions, SAMA soil class and assessment, cultivated and waste acres, location (RM name and number), lease terms, payment schedule, and typically the full lease agreement for review before bidding.

📊 How Bid Pricing Works

Your bid is the rental rate per cultivated acre per year.

Example: 510 cultivated acres × $55 bid = $28,050/year rent.

Your bid is the rental rate per quarter section per year.

Example: 4 quarters × $2,800 bid = $11,200/year rent.

⏱️ Auction Mechanics

A Proxy Bid lets the system automatically bid on your behalf up to a maximum you set. Enter your maximum in the bid field — the system bids the minimum needed to keep you in the lead.

Example: You set $80/acre. If others reach $60, the system bids $61. If someone bids $82, you are outbid and receive an email notification.

This is a "Soft Close" — it prevents last-second bid sniping. Every time a bid is placed near closing, the auction extends 5 minutes. It closes only after a full 5-minute period with no new bids.

Bids are binding commitments and cannot be retracted. Always review all listing details carefully before bidding.

Yes. You will receive an automatic email if another bidder surpasses your bid (including your Proxy Bid maximum). Ensure your email is current and check your spam folder.

🔒 Security & Registration

Your credit card is used for identity verification only — not to charge you. This ensures every registered bidder is a real, verified individual. You are only charged if you win and default on signing the lease.

Yes. All pages use industry-standard SSL encryption. Your card is handled by a certified payment processor and is never stored by ExtrAcre.

My Account → Account → Password. Enter your current password, set a new one, and click Change Password.

An account with that email already exists. Use the Forgot Password link on the Sign In page to regain access.

  • Confirm the email in your account settings is spelled correctly.
  • Check your email client is not in offline mode.

👤 Username & Profile

Usernames may only contain letters, numbers, underscores (_), and hyphens (-). No spaces. Usernames must be unique — try adding numbers or initials if yours is taken.

Your Renter Profile is your farming history, references, equipment, and land management plan — reviewed by the landowner after you win an auction. A complete, credible profile significantly improves your chances of being selected as the tenant.

Yes. There are no geographical restrictions on bidding. However, landowners generally prefer local farmers — your profile should explain your ability to manage land in the target region.

Selection & Signing

No. Every auction includes this standard term:

"Winning bidder will not necessarily be selected as the tenant — subject to landowner's review & approval of the winning Bidder's Renter Profile."

In practice, most winning bidders are approved, but the landowner has the final say.

After closing, ExtrAcre collects the Renter Profile of the top two bidders from our farmer database or through reference checks, and presents them to the landowner for review. The landowner typically decides within a few business days.

Yes. ExtrAcre uploads the specific lease agreement for each auction to the listing page before the auction closes. Always review the full lease — including term, payment schedule, and land use conditions — before bidding.

💵 Rent Payments

Payment schedules vary by listing and are specified in each lease. A typical structure is two payments per year: 50% in April and the balance in November. Rent is paid directly to the landowner — ExtrAcre does not collect rent. Always confirm specific terms in the listing's lease.

The landowner pays property taxes in all standard leases, unless stated otherwise in the specific auction listing.

Most ExtrAcre leases are 3 to 5 years. Some listings let the winning bidder choose the term within a stated range. Longer leases benefit both parties — more stable income for the landowner, more planning certainty for the farmer.

🌾 Land Use & Obligations
  • Farm sustainably: cultivate, seed, and harvest responsibly
  • Control all noxious weeds on the leased land
  • Use pesticides in accordance with labelled directions
  • Minimize soil erosion through crop residue management and conservation practices
  • Do not allow overgrazing on pasture or hay land
  • Do not accumulate waste, debris, or cause site contamination

No. Standard leases prohibit subletting or assigning the lease without the written consent of the landowner. Subletting without permission is a breach of the lease agreement.

Major improvements require written permission from the landowner. This includes water development, erosion control, fencing, building construction, and breaking or seeding new pasture. Title to all improvements vests in the landowner.

Under standard lease terms, crop residues (straw, chaff, stubble) cannot be burned, baled, or removed without the landowner's consent. Flax straw is typically an exception and may be burned on-field or baled and removed at the tenant's discretion.

The landowner may negotiate with any bidder through ExtrAcre, relist the land, or take it off the market. As a bidder you have no obligation if the auction fails.

The lease expires and you must peacefully vacate the land. Grain stored on the property during harvest may be removed within 7 months of termination per The Agricultural Leaseholds Act. Leases may be renewed by mutual written agreement.

Fees, commissions, reserve prices, tenant selection, and everything about renting through ExtrAcre.

💰 Fees & Commission

ExtrAcre charges a 4% commission on total rent over the full lease term.

Example: $10,000/year × 3-year lease = $30,000 total rent × 4% = $1,200 total commission, paid incrementally as rent is received.

Everything from start to finish: professional auction listing, advertising on multiple platforms (websites, social media, newspapers), managing the bidding process, closing the auction, drafting the lease, and executing the signed contract with the tenant.

You pay commission as you receive rent. For each rent payment from your tenant, you have one month to remit 4% to ExtrAcre. No upfront payment is required.

No fee whatsoever. Commission is only owed when a lease is signed. If the auction fails or no lease is executed, you owe nothing.

ExtrAcre typically achieves 10–30% higher rental rates than private informal arrangements. In fact, if the auction result is less than a 10% improvement on your current rental rate, no commission is charged.

⚖️ Control & Tenant Rights

No. Every auction is set with a confidential reserve price. If the highest bid does not meet it, you are not obligated to rent and owe no fee.

No. You always retain the final right of approval over who farms your land. The auction finds the best price — you choose the tenant.

Yes. Even if the reserve is not reached, you can choose to negotiate privately with any bidder through ExtrAcre on terms you're comfortable with.

All registered bidders are identity-verified through credit card authentication. ExtrAcre has also built a large Farmer Profile database across Saskatchewan over many years of operation. After each auction, we collect and review Renter Profiles for the top two bidders before presenting them to you.

You can negotiate with any bidder, relist the land, or take it off market. No fee is owed if no lease is signed.

No. Rent is paid directly from your tenant to you per the lease terms. ExtrAcre does not handle rent collection.
