This land is well set up for rotational grazing. The perimeter of all of this land is fenced and the majority of the fence is four wire and one smooth electric. There are also interior single smooth wire electric cross fences.  There are numerous watering stations that are serviced by pipelines buried 8ft in the ground. There are portable watering stations that can be moved  from one station to the next as the cattle are rotated between pastures and these portable stations are included with the land. 
As per SAMA, there are 1803 cultivated grass, and 599 native grass.

Lease Terms:
1, Bid is the rental per acre per year. Annual rent will be winning bid times 2712 acres(total acres not cultivated acres).
2,  Lease will start  from Jan 1st of 2026 .
3, 3 to 5 year lease, selected bidder's choice.
4, Two Payments per year. 50% in April, and balance in Nov.
5, Winning bidder will not necessarily be accepted as tenant, Subject to review & approval of Winning Bidder's Renter Profile. Bidder selection process will follow the close of the auction.
6, successful bidder or selected bidder will have option to rent the the entire  yard on NW 10-10-24 W2.
