Description

Located East of Sedley, SK - 0.5 km North of Highway #33.

Currently 49 acre in crop (2024 crop is canola), 110 acres in cultivated grass( fenced pasture with spring fed dugout). Total 160 acres. SAMA Assessment of 173,400; SCIC 'J' Soil Classification. 

Lease Terms:
1, Bid is the rental per acre per year. Annual rent will be winning bid times 150 acres (not actual seedable acres). It is bidder's responsivity to find out how many acres that are suitable for grain production before they bid.
2, tenant shall break up most of the current hay land before May 1st of 2025, and farm it for grain production in 2025 and forward. 
3,  Lease will start  from Jan 1st of 2025 .
4, 3 to 5 year lease, selected bidder's choice.
5, Two Payments per year. 50% in April, and balance in Oct.
6, Winning bidder will not necessarily be accepted as tenant, Subject to review & approval of Winning Bidder's Renter Profile. Bidder selection process will follow the close of the auction.
7, Cultivated acre is as per SAMA sheets. It is bidder's responsibility to  find out the number of acres that are suitable for grain production.
8, ExtrAcre Farmland Inc is conducting lease auction on behalf of the purchaser under a Contract of Purchase and Sale of the above land. After closing of the auction,  the lease agreement to be signed will be conditional to the Contract of Purchase and Sale being closed and the land titles being transferred to the purchaser on or before Oct 31st  of 2024.
