Lease Terms:
1, Bid is the rental per acre per year. Annual rent will be winning bid times 440 acres (not actual seedable acres). It is bidder's responsivity to find out how many acres that are suitable for grain production before they bid.
2, Lease will start from Jan 1st of 2025 .
3, 3 to 5 year lease, selected bidder's choice。
4, Two Payments per year. 50% on March 1st, and balance Oct 10th.. Depending on who will be chose to sign lease agreement, If landlord is not comfortable with tenant's renter profile or landlord is not in good faith that the tenant will pay rent on time, landlord would require that full yearly rent to be paid on or before January 1st, and landlord will have the right to terminate the lease agreement if full year rent is not paid on or before Feb 1st. (one month behind rent due date).
