SAMA identifies 495 acres cultivated, but that was based on inspection in 1987. Seller has just had a contractor pushed bush weeds area for more than $32,000. Seller states that the land currently has 595 farmable acres. Some of the gained acres need tillage. some of the gained areas needs picking up stumps, roots and stones. Land owner will burn all the bush piles and bury leftovers and stone piles before April 1st of 2023. Winning bidder(or selected bidder) is to break and clean up the the gained acres before the first crop season. Make sure these expenses are counted before you bid. Rent amount will be selected bidder's bid times 595 acres, In any year of the term, if any of these 595 acres can not be seeded due to wetness, these wet acres will be deducted from the rent for that year.
