Option to Rent Farm Yard:   The two yards on SE 12-20-14 W2 are not included in this rental auction, However,  the successful bidder( or selected bidder) has option to rent the east yard (house, heated shop, 6 grain bins, barn, corrals) for $2,000 per month plus utilities , or rent both east yard and west yard(house and a shop) for $2,500 per month plus utilities. Lease for the yard(or both yards) will start from April 1st of 2026.

Info of the East yard on SE 12-20-14 W2:  this yard has house, heated shop, 6 grain bins(approx 20,000 bu), barn, corrals. Photos and more info on this yard can be provided upon request. The Landowner will fix, repair and clean up the house and get it ready for move in.

Lease Terms:
1, Bid is the rental per acre per year. Annual rent will be winning bid times 1750acres(not actual seeded acres). It is bidder's responsibility to find out the number of the acres that is suitable for grain production.
2,  Lease will start  from Jan 1st of 2026 .
3, 3 to 5 year lease, selected bidder's choice.
4, Two Payments per year. 50% on April 1st , and balance on Oct 4th.
5, Winning bidder will not necessarily be accepted as tenant, Subject to review & approval of Winning Bidder's Renter Profile. Bidder selection process will follow the close of the auction.
6, 1750acres Cultivated acre is as per SCIC.  It is bidder's responsibility to  find out the number of acres that are suitable for grain production.
