-- The home site on NW 21 will not be included in the lease to sign. This home already has tenant in place.
-- The farm operation yard with grain bins on NW 21 will be included in the lease to sign.  
-- See 2nd photo for 2023 crop for each quarter.
-- All quarters have bison fence except NW 29 and SE 29 which have electric fence.
-- Included in the lease:  63,000 bu. Steel Grain Storage (half hoppered, some aeration); 40 metric tonne Fertilizer Storage; Grain Dryer with independent natural gas meter).
-- All the cultivated acres (as per SAMA) shall be used for grain production.
-- Grazing cattle on land after harvest is allowed and included in the rent.
-- W 1/2 of Sec 21 has been in organic grain for many years.

Lease Terms:
1, Bid is the rental per acre per year. Annual rent will be winning bid times 1261 acres(not actual seeded acres).
2,  Lease will start  from Jan 1st of 2024 .
3, 3 to 5 year lease, selected bidder's choice.
4, Two Payments per year. 50% in April, and balance in Nov.
5, Winning bidder will not necessarily be accepted as tenant, Subject to review & approval of Winning Bidder's Renter Profile. Bidder selection process will follow the close of the auction.
6, Cultivated acre is as per SAMA sheets. It is bidder's responsibility to  find ou9t the number of acres that are suitable for grain production.
